Uniform Screening Criteria

Below is a list of uniform screening criteria you should review before contacting Commerce Real Estate:

• Credit Score: 625
• Proof of Income: Weekly or 2 bi-weekly paystubs dated within 6 weeks of the rental application, award letter, or 2 years tax returns if self-employed
• Required Income:  Minimum monthly net income rent multiplied by 3.5
• Employment: 2 years at a job or in the same field of employment
• Trades: 2 open trades and paid on time
• Bank Account: Proof of funds in the amount of monthly rent multiplied by 3
• Judgments: No open judgments (non-eviction related)
• Judgments by Agreement: Must be paid and in good standing
• Evictions: Prohibited less than 4 years old and non-covid related, with judgment in favor of the plaintiff, and not paid/satisfied
• Collection Accounts: 2 or less open collection accounts
• Bankruptcy: Must be more than 3 years old and discharged
